Harry Jerome Neighbourhood Lands

Opportunities to enhance public spaces and advance community connections are key to building a healthy and vibrant city. The Harry Jerome Neighbourhood Lands, located on the east side of Lonsdale Avenue between East 21st Street and East 23rd Street, will be home to a new mixed-use community. 

Known as Lonsdale Square, the multi-phase project will provide a variety of housing types, including leasehold condo, below-market/market rental, non-profit housing and seniors assisted living. The development will also include neighbourhood-focused amenities, and could include new restaurants, cafes, grocery, retail and commercial office spaces.

  • Over 50,000 square feet of dedicated non-market housing
  • Seniors assisted living spaces
  • A new 1-hectare city park linking to the Green Necklace 
  • Streetscape improvements to support improved public transit, walkability and cycling connections
  • Adjacent to the revitalized Harry Jerome Community Recreation Centre

Led by North Vancouver-based Darwin Properties, Lonsdale Square is a unique partnership to develop the City-owned lands on a long-term lease. Proceeds from this development will help to fund the redevelopment of the Harry Jerome Community Recreation Centre, which will provide a vibrant, social heart to the community.  

Guided by Council’s Strategic Plan, the Harry Jerome Neighbourhood Lands are being designed with a focus on healthy city planning, urban design, innovative solutions to family-friendly living, and climate and sustainability goals. 

 

 

Next Steps

Project construction will be phased to ensure that the delivery of community benefits are prioritized. Notifications about construction and any associated road impacts will be posted well in advance for the community.

Phase 1 (late 2021 – late 2023)

  • 113-unit rental apartment with 8,000 square feet of retail space
  • 100-units of seniors assisted housing - approval was granted on November 27, 2020 for a 6 storey seniors assisted and memory care building, containing a total of 100 seniors suites and resident amenities (2141 Eastern Avenue - see Development Permit Package below)

Phase 2 (dates to be confirmed)

  • 700,000 square feet of office, retail and residential space, including residential condos, rental apartments, restaurants, and retail
