Property Taxes

Property taxes are due Monday, July 4, 2022.

The City of North Vancouver has delivered a balanced 2022 budget with an overall tax rate increase of 3.75%. This tax rate increase is lower than the 2021 increase, remains comparable in the Metro Vancouver region, and provides sufficient investments in general operations and infrastructure.

Ways to Pay Your Property Tax Bill

There are several ways to pay your property taxes, but the easiest and safest is to pay online via your financial institution.

Remember to claim your Home Owner Grant at www.gov.bc.ca/homeownergrant by the property tax payment deadline, if eligible.


  Internet or Telephone Banking

Set up 'North Vancouver - City - Property Taxes' as Payee at your financial institution. Use the 9 digit roll number as the account number (you may need to exclude the decimal point). Allow three business days for processing your payment.


   Mail

Make cheques payable to: City of North Vancouver. Post-dated cheques to July 4, 2022 will be accepted. Cheques must be received by July 4, 2022, at City Hall.

Financial institution

Pay by cheque, cash, or debit at your financial institution and keep your receipt as proof of payment.

City Hall Drop Box

Pay by cheque by dropping off your payment in one of the 24-hour drop boxes at City Hall, located at both the 13th Street and 14th Street entrances. Cash payments are not accepted in the drop box.

Gateway Counter at City Hall

Payments can be made in person at the Gateway Counter at City Hall, Monday to Friday, 8:30am-5pm. Enter through the 14th Street entrance, off Civic Plaza. Payments can be made by cheque, cash, or debit.

Home Owner Grant Applications

Home Owner Grants must be claimed directly from the Province of BC before the property tax deadline. Claim your Home Owner Grant online at gov.bc.ca/HomeOwnerGrant

Pre-Authorized Tax and Utility Payment Plan

Make paying your taxes next year easier with a prepayment plan for 2023 taxes and utilities.

Complete the online fillable form at cnv.org/PrepaymentPlan. All 2022 tax and utility fees must be paid in full before enrolling in the 2023 Prepayment Plan.


BC Property Tax Deferment Program

The provincial government provides a property tax deferment program for seniors and families with children. It’s a low-interest loan program that helps qualified homeowners pay their annual property taxes. You may quality if you’re one of the of the following: 

  • 55 or older during the current year
  • A surviving spouse of any age
  • A person with disabilities

Impact of Assessed Property Values

Wondering why the change in your taxes differs from the City’s approved property tax increase?

If the increase in your property value is higher than the average increase in your property class (for example, residential), your taxes payable may increase more than the Council approved average property tax increase.

Similarly, if the increase in your assessed property value is lower than the average increase in your property class, your taxes payable may increase less than the approved average property tax increase.

From 2021 to 2022, the average residential property value assessment in the City of North Vancouver increased by 15%.

Property taxes contribute to many of the critical community services that make the City a great place to live, like roads, parks, protective services, and more. Here are some major projects the City is investing in:

  • Replacing the Harry Jerome Community Recreation Centre
  • Enhancing public spaces in Central Lonsdale
  • A variety of parks and playground upgrades
  • Redeveloping North Shore Neighbourhood House
  • Various road and active transportation upgrades for access, safety and comfort

How Are Property Taxes Calculated?

The City determines property taxes by applying current tax rates approved by Council to the assessed market value of your property to determine the amount of taxes you are required to pay each year.

Due Dates and Penalties

Property taxes are due on Monday, July 4, 2022. Late payments for all property classes are penalized as follows:

  • A 5% penalty will be added to amounts unpaid after Monday, July 4, 2022.
  • An additional 5% will be added to amounts unpaid after Thursday, September 1, 2022.
