Development Permits

The Official Community Plan identifies a number of uses and locations in the City where development is permitted through the approval of a Development Permit. Examples of types of development approved in this manner include sites within the Shipyard precinct, or Harbourside Waterfront area, Coach House developments, or development located in streamside areas.

A limited number of areas within the City have been designated as Development Permit Areas. In these areas, a permit must be applied for to construct new development on a site which conforms to the existing zoning. Areas which are impacted by this policy include:

Development Permits Areas

  • Properties with an Accessory Coach House
  • Properties located in close proximity to a stream or creek
  • Properties located in the 'Shipyard' precinct
  • Properties located in the 'Harbourside Waterfront' precinct
  • Properties located in the ‘East 3rd Street Development Permit Area’ (Moodyville)”

The City is making Coach House accommodation available to the community as a unique housing option.
