Pier Development by Pinnacle International

The Pier Development, located within The Shipyards, has transformed public access to the waterfront in the City.


Background

One of the most significant sites in the history of the City is the former Wallace Shipyards Burrard Drydock site. Located near the Foot of Lonsdale since 1906, this shipyard grew into one of the most prominent industrial companies and major employers in Western Canada. Later, the shipyard (then Versatile Pacific Shipyards) went into decline and closed in 1992. A new future for the site was then needed.

In 1995, the City partnered with the two owners to undertake a Land Use Study that was completed in 1997. The result was the Versatile Shipyard Land Use Study. The plan was approved in 2001 through an Official Community Plan amendment and rezoning. A key aspect of the project was the retention of the Panamax Drydock (now Vancouver Drydock) as a working shipyard on the east part of the site. This left the west portion of the site for redevelopment to urban uses to reinforce the surrounding Lonsdale Regional Town Centre.

Pinnacle International purchased the development rights to the site in late 2001.

 

Amenities

The Pier Development now includes:

  • A total of 1.25 million sq ft of commercial, public amenity and residential development;
  • Extensive public waterfront access with a performance stage;
  • Waterfront walkway connection from St. Georges to East Wallace Mews;
  • Waterfront playground and picnic area;
  • A major, 700 ft public dock for visiting vessels (Burrard Drydock Pier);
  • A floating dock for smaller visiting vessels (St. Roch Dock);
  • An industrial heritage precinct with buildings and artefacts that reflect the character of the historic shipyard. This area, now known as The Shipyards, opened to the public in October 2010.
  • 105 room Pinnacle Hotel with conference space and public access to pool;
  • Commercial uses with shops, restaurants, services and employment;
  • 1,000 apartment and live-work units;
  • 50 surplus underground parking stalls for general public use;
  • Infrastructure improvements including Esplanade realignment, utility undergrounding, new road construction, District Energy System, and more.

 

What's Next

Pinnacle has two more residential buildings to build on the waterfront. These are anticipated to be completed in 2020.

As part of the approval process, the City received ownership of a significant development site in the heart of the Pier Development, known as Lot 5. The City has partnered with Shipyards Development Ltd. Lot 5. Plans include a dynamic interactive public realm which will include an outdoor skating rink, water play area and other amenity features.
